Website Build Agreement

Parties: Sonkofa Studio LLC (“Sonkofa”, “we”, “us”) and the business or individual named below (“Client”, “you”).
Effective date: the date you sign at the bottom.
1What you’re hiring us to do
We’ll design, hand-code, and launch a custom website for your business based on the Empire plan (10-page). Scope includes everything listed for your plan on the /websites page. Out-of-scope work is quoted separately.
2What it costs & how you pay
- Build fee: $2,997 — you choose the payment path at checkout:
- Pay in 4 — 4 interest-free installments via Afterpay, Klarna, or Zip (availability depends on your card issuer).
- 50/50 Split — 50% at signing, 50% at launch.
- Pay in Full — one-time payment, priority slot, and a bonus revision round on us.
- All invoices are sent through Stripe. Cards, ACH, Apple Pay, Google Pay, and available Pay-in-4 methods will show up on the secure checkout page.
- Hosting & maintenance: $149/mo — begins the day your site goes live, billed on the 1st of each month.
- No contracts on hosting. Cancel anytime with 30 days written notice.
- Late invoices accrue a 1.5% per month fee after 15 days past due. We reserve the right to pause hosting if invoices go 30+ days past due.
3Timeline
We aim to launch your site in 14–21 business days from the day we receive your first payment AND all materials we need (logo, photos, copy points, service descriptions). If materials are delayed past 30 days, we may pause your project and invoice the completed work.
4What you give us
- Business info, logo (if you have one), photos, and copy points within 7 days of starting.
- Timely feedback on drafts (within 48 business hours of us sending).
- Payment on the schedule above.
- Access to your domain registrar (or help setting up a new domain if you don’t have one yet).
5What we give you
- A professional, custom-coded website that meets the scope of your plan.
- Domain setup help, SSL certificate, and Google Search Console registration.
- 3 rounds of revisions included. Additional revision rounds: $75 each.
- Ongoing hosting and maintenance for the monthly fee — routine content edits (phone numbers, hours, service pages), security updates, SSL renewal, uptime monitoring, and minor design tweaks.
- Reply to support requests within 1 business day.
6Who owns what
- You own your domain name, your content, your photos, your logo, and your brand.
- We retain the right to showcase the finished site in our portfolio (we won’t share private data, customer lists, or analytics).
- If you ever want to move hosting elsewhere, we’ll hand over your content files and transfer your domain at no charge. A full code migration export (if requested) is a flat $199.
7Revision policy
A “revision round” = up to 10 small changes submitted together (copy edits, color tweaks, layout adjustments, swapping photos). Rebuilding entire pages, changing the core design direction, or adding new features beyond your plan’s page count counts as a new project and will be quoted separately.
8What this plan does NOT include
- Copywriting services (we format what you give us).
- Professional photography (you provide photos, or we help you source stock).
- Logo design (available as a separate flat-fee service).
- Full e-commerce with 20+ products, payment processing integration, or inventory sync (custom quote).
- Ongoing SEO content writing, blog posts, Google Ads campaigns, or social media management.
9If something goes wrong
We stand behind our work. If you find a bug within 14 days of launch that was our fault, we fix it free. Bugs caused by client-side edits, third-party plugins you install, or external platform changes (Google, Stripe, payment processors updating their APIs) are billable at $95/hour.
10Limits of liability
We build your website. We don’t guarantee specific business outcomes (sales numbers, traffic volume, search rankings) because those depend on many factors outside of our control — your products, your pricing, your market, your competition, Google’s algorithm. Our total liability is capped at the amount you’ve paid us in the prior 6 months.
11Pausing or canceling the project
- You can pause the project at any time. Payments already made are non-refundable. Any completed work is invoiced.
- Cancel before launch: any payments already made are non-refundable. Completed work beyond that will be invoiced at 50% of the remaining balance. (If you chose Pay-in-4, remaining installments still apply to the work completed.)
- After launch: hosting can be canceled anytime with 30 days written notice (see clause 2).
12Confidentiality
We don’t share your business info, customer data, analytics, or internal notes with anyone. Ever. Period. If you need a formal NDA, we’ll happily sign one.
13Governing law & disputes
This agreement is governed by the laws of the State of Florida. If we ever disagree about something, we’ll try to work it out directly first. If that fails, we’ll go to mediation before anyone heads to court. Any legal action will be filed in Florida.
14The fine print
- This is the entire agreement. Verbal side-deals don’t count. Changes must be in writing (email works).
- If any single clause turns out to be unenforceable, the rest of the agreement still applies.
- This agreement assigns if your business is sold — but you must give us written notice of the ownership change.
- This is not legal advice. It’s a simple, fair working agreement between two parties.
